Property developers are set to spend \u00a3100m transforming the north-east corner of London\u2019s Leicester Square<\/strong> and are seeking a new flagship tenant for one of the capital's most high profile sites.<\/p>\n <\/p>\n The corner currently houses a Zoo Bar, Burger King, Pizza Hut and Chiquito,<\/strong> alongside offices.<\/p>\n However owner Soho Estates has appointed commercial property adviser Colliers to find a new tenant to turn the site into a new \u201cdestination\u201d in the famous square,<\/strong> best known for hosting red carpet movie premieres.<\/p>\n The site sits next door to the Odeon cinema \u2013 which hosts its fair share of premieres \u2013 and its owners is hoping to find the next M&Ms World or Lego flagship (the Square's other flagship destinations) to fill the space.<\/p>\n Philip Thompson from Soho Estates said: \u201cAs a long-term investor in the West End, we are committed to leaving our legacy in Leicester Square by attracting a quality brand<\/strong> which will have broad appeal to the area\u2019s visitors.<\/p>\n \u201cAs with our Soho developments at Greek Street and\u00a0Dean Street with Soho House and Warner Bros at Illona Rose House, we are looking to secure a long-term partnership with a global brand<\/strong> and build a bespoke new property to suit their needs, which we hope will become synonymous with the area.\u201d<\/p>\n Soho Estates has already discussed its plans with the local planning authority and believes there is an opportunity to create up to 200,000sq ft of space over multiple levels,<\/strong> after it received vacant possession of the site from the office occupiers above as well as the bars and restaurants on the ground floors in 2025.<\/p>\n Ross Kirton, head of leisure agency at Colliers, said: \u201cLeicester Square is known globally and this is a once-in-a-lifetime opportunity to secure such a prime location<\/strong> and partner with a landlord that wants to create a development that is bespoke to an occupier\u2019s needs.<\/p>\n \u201cWe\u2019re looking specifically for a leisure anchor tenant for the site, but there are likely to be several opportunities within the wider development<\/strong> as the plans evolve.\u201d<\/p>\n
