St James Quarter set to become Scotland’s first Westfield
Unibail-Rodamco-Westfield (URW) has acquired a 25% stake in Edinburgh’s St James Quarter from Nuveen Real Estate. Joining majority owner APG, the new venture will see the shopping destination rebrand as a Westfield centre in 2026.
The deal marks URW’s first move into Scotland, adding the 80,300 sqm mixed-use complex to its global portfolio of flagship retail and lifestyle destinations.
St James Quarter, which opened in 2021, features 110 retail, leisure and dining units, alongside 152 premium apartments. It's located in the heart of Edinburgh and ranks among Europe’s 20 highest-footfall retail destinations.
Under the new partnership, URW will take over management of the asset, leveraging its retail operations and in-house media expertise to drive performance. The group will also bring its Westfield Rise retail media agency to the scheme, generating additional income through asset management and media fees.

Together, we will elevate the asset’s performance by leveraging our retail operations and media expertise, as well as bringing the globally recognised Westfield brand to the destination."
APG will retain its 75% ownership and continue its partnership with URW, which also extends to Westfield Stratford City in London.
